Your Property, Managed Like It’s Our Own

If you own multifamily real estate in Texas, you’ve probably had this experience with a management company at least once: reports that arrive late, a maintenance issue that lingers for weeks, a leasing team that treats your asset like just another line on a spreadsheet. It’s the reason so many owners eventually ask themselves whether self-managing, or finding a partner who manages differently, is the better path.
At REEP Residential, we started on the other side of that question. Before we ever managed a property for someone else, we owned one.
Built by owners, for owners
REEP’s story didn’t begin with a management contract. It began with a single, small property in San Antonio back in 2012. Our founders, Jacob and Arleen Garza, didn’t inherit a portfolio; they built one, property by property, learning the operational playbook, the vendor relationships, and the instincts that only come from having your own capital on the line.
That distinction matters more than it might sound. A lot of management companies have never sat in an owner’s chair. They haven’t had to defend a budget to a lender, absorb a bad renovation bid, or explain a soft quarter to an investor. When you hire REEP Residential to manage your asset, you’re hiring a team that has already solved your problems on properties we own ourselves.
What “managed like it’s our own” actually means
An owner’s mindset. Every decision on a REEP-managed property is filtered through the same question we’d ask about our own asset. We invest our own capital alongside the operational trust our partners give us.
An in-house construction team. Most third-party managers outsource capital projects and hope for the best. Our CapEx group, led by our Director of Operations, has delivered more than $50 million in renovations at lower cost and faster cycle times because bidding, draw processing, and inspections all live under one roof.
One firm, full stack. Operations, accounting, HR, training, marketing, and construction report through a single structure, which means one point of accountability for your asset instead of five vendors pointing fingers at each other.
Texas depth. We know San Antonio, Austin, Houston, and DFW — the vendors, the regulations, the comps, the neighborhoods — because we’ve operated in these markets for over a decade.
Technology-forward systems. We’ve built vetted AI into lead-to-lease conversion, collections, pricing, and reporting, giving owners the leverage of a large platform with the accountability of a boutique firm.
A people-first culture. We’ve been named a Top Workplace three years running, and it shows up in retention. Tenured, well-trained teams simply produce better outcomes for residents and owners alike.
Every function, under one accountable team
When we say full-service, we mean it literally. Our management practice handles the day-to-day discipline of running a community: recruiting and training on-site staff, defining clear organizational controls, running continuous income reviews, and conducting bi-annual property and safety inspections — backed by emergency preparedness training that has produced a demonstrably low claims history.
On the marketing side, an in-house team owns creative branding, SEO, social media, paid advertising, and reputation management, tying every campaign back to a leasing goal and reporting results in your monthly ownership package.
Our finance practice keeps the numbers honest: daily cash monitoring, in-house utility billing that consistently outperforms third-party RUBS providers, tax-reduction strategies, active insurance negotiation, and a clean, defensible monthly close.
And when capital improvements are on the table, our construction management team develops a business plan aligned to your investment goals, runs competitive bidding among proven and insured subcontractors, and manages draw processing and inspections through completion.
Proof, not promises
We’d rather show you results than describe them. At Ridge at Southcross in San Antonio, occupancy climbed from 94.8% to 97% while effective rent grew from $706 to $868 per unit — a 34.3% NOI improvement. At Stratton Park, also in San Antonio, occupancy rose from 84.2% to 96.1%, rents moved from $791 to $1,008, and NOI improved by 40%. At Ellis at Champions in Houston, we made a deliberate trade — a modest, controlled dip in occupancy in exchange for stronger rents — and still delivered a 14% NOI gain. And at Chartwell Court in Houston, a struggling occupancy rate of 86.8% became a stabilized 92.5%, with effective rent climbing from $1,058 to $1,343.
Different assets, different strategies, the same underlying discipline: the REEP Way, applied consistently, property by property.
