Join us as we highlight answers to questions from Fernando Lara, District Operations Manager (Houston Region) who oversees 6Ten at Med Center, Flint at 290, 36 Palms and Archer at Willowbrook and has recently been recognized by the Houston Apartment Association as one of the Forty Under 40 class members.
What inspired you to pursue a career in our industry, and how has your journey led you to where you are today?
A: My career was inspired by a longtime friend who was already established in the industry and is now a manager overseeing a 1,100-unit portfolio. I’m deeply grateful to her for recognizing my potential, inspiring me to pursue this path, and taking the time to train and guide me early in my career. Her mentorship laid the foundation for the professional growth and success I’ve achieved today.
What do you find most rewarding about your role, and how does it contribute to the company’s overall success?
A: What I find most rewarding about my role is seeing others succeed—whether it’s helping young professionals grow in their careers or supporting our residents and seeing their satisfaction firsthand. I take pride in mentoring team members and watching them develop confidence and skill, knowing that their growth strengthens our overall performance. At the same time, ensuring our residents feel valued and cared for contributes directly to the company’s success by fostering loyalty and a positive reputation within our communities.
Can you share a significant achievement or project that you’re particularly proud of from your time here?
A: One of my proudest achievements at REEP was turning around two distressed properties. When I first joined, the community I managed was struggling, but through focused leadership, team development, and strategic resident engagement, I was able to raise occupancy to 96%, transforming it into one of the top-performing properties in the region. This success led to my promotion to a larger, more challenging property with occupancy in the low 70s and delinquency near 47%. Within months, I improved occupancy to 93% and reduced delinquency to under 1%, achieving strong economic performance and resident satisfaction. These accomplishments ultimately earned me a promotion to District Manager for the Houston region—an outcome that truly reflects the dedication and teamwork I strive to inspire every day.
How do you approach challenges and maintain motivation in a fast-paced, dynamic work environment?
A: In a fast-paced and dynamic environment, I approach challenges with focus, adaptability, and a positive mindset. I see every obstacle as an opportunity to learn and grow, both personally and professionally. My motivation comes from the people around me—especially my family, who are my biggest source of strength and support. They remind me why I work hard and inspire me to keep pushing forward. Alongside them, my friends and coworkers—many of whom feel like family—motivate me daily. I make it a point to connect with my team, encourage them, and celebrate their successes. Seeing their growth and dedication fuels my own drive and helps me maintain a positive, resilient attitude no matter how demanding the environment becomes.
What are some key lessons or insights you’ve gained while working at our company that have helped shape your professional growth?
A: Working at REEP has taught me invaluable lessons that have shaped both my professional growth and leadership style. I’ve learned the importance of perseverance and adaptability—especially when managing distressed properties and turning challenges into success stories. I’ve also gained a deeper appreciation for teamwork and communication; seeing how collaboration and trust can transform not only a property’s performance but also the morale of the people behind it.
Another key insight has been understanding the power of people—my family, who are my greatest support system, and my team members, many of whom feel like family. They remind me daily that leadership is about lifting others up, sharing knowledge, and celebrating collective wins. These experiences have strengthened my ability to lead with empathy, stay motivated under pressure, and continue driving excellence across every community I serve.
How do you see your role evolving in the future, and what excites you about the direction our industry is heading?
A: I see my role continuing to evolve as both a leader and mentor—someone who not only drives operational success but also helps shape the next generation of professionals in our industry. As I’ve grown from managing individual properties to overseeing an entire region, I’ve learned that leadership is about empowering others and building strong, motivated teams. I’m excited to keep expanding that impact, guiding more people toward success and strengthening our company’s culture of excellence.
What excites me most about the direction our industry is heading is the focus on innovation and people. Technology is helping us serve residents more efficiently, but it’s the human connection that truly sets us apart. Seeing how our teams adapt, grow, and continue to deliver exceptional service inspires me every day. With the support of my family—who are my greatest motivation—and my team members, who feel like family, I look forward to continuing to lead with purpose and help REEP reach even greater heights.
Outside of work, what are your passions and interests, and how do they influence your approach to your professional life?
A: Outside of work, one of my greatest passions is my soccer academy, which I own and operate. Through it, I have the privilege of serving the greater Houston community—not only by coaching young athletes but also by organizing community service initiatives such as food drives and outreach events. This work keeps me grounded and reminds me of the importance of teamwork, discipline, and giving back.
The lessons I learn through the academy—leadership, patience, and the power of mentorship—directly influence how I approach my professional life. Just as I strive to help players reach their potential on the field, I aim to inspire and support my team members at work. Both roles allow me to make a positive impact, build strong relationships, and contribute to something bigger than myself, which is what truly motivates me every day.
Can you highlight a team or company initiative that you’re involved in and explain why it’s important to you?
A: Earlier this year, I had the privilege of being part of ROSS, which stands for REEP Operating System and Standards. This initiative lays the foundation for our day-to-day operations across all properties, ensuring consistency, efficiency, and excellence in how we serve our residents and support our teams. Being involved in ROSS was important to me because it allowed me to contribute to something that strengthens the entire organization—from property management practices to team development.
What makes it especially meaningful is knowing that these standards help every team member succeed, just as I’ve been motivated to help others grow throughout my career. It reflects our shared commitment to continuous improvement and delivering the best possible experience for our residents and employees alike.
What advice would you give to new employees who are looking to make an impact and thrive within our organization?
A: My advice to new employees is to approach every challenge with determination, positivity, and a willingness to learn. REEP is a company that rewards hard work, collaboration, and a genuine commitment to excellence. Take pride in what you do, stay adaptable, and never be afraid to ask questions or seek guidance—there’s always someone willing to help you grow.
I’ve learned that success here comes from teamwork and connection. Build strong relationships with your peers and leaders, because many of them will become like family. Encourage one another, celebrate wins together, and remember that every role contributes to our shared success.
